The Trap: Registering Without a Realtor
If you visit a builder's website, fill out a contact form, register your information, or walk into a model home without first telling them you're working with a realtor — you may permanently lose your right to have representation. Builders enforce this strictly, and there are no exceptions once it happens.
Why Does This Matter?
The builder's sales agent has a contract with the builder — full stop. Their job is to get the best deal for the builder, not for you. Without your own representation, you're negotiating alone against someone who does this every single day. I know what to ask for, what's negotiable, and what red flags to watch for in builder contracts.
Before You Do Anything With a Builder — Call Me First
It takes one phone call or text to protect your right to representation. I'll register as your agent before you set foot in a model home or submit anything online. My services cost you nothing extra — the builder pays my fee. But once you've registered without me, there's nothing I can do.

Do I need to be in Florida to buy a home here?
Not at all. I work with out-of-state buyers regularly. We can do virtual tours, video walkthroughs, and I can be your eyes on the ground. Many of my relocating clients have purchased without ever setting foot in the home until closing day.
How competitive is the Central Florida market right now?
It depends on the price point and neighborhood. Some areas move fast, others give you room to negotiate. I'll give you an honest read on what to expect before you fall in love with a home — no surprises.
What's the cost of living like compared to the Northeast or Midwest?
Florida has no state income tax, which alone is a significant savings for most relocators. Property taxes vary by county, but overall most buyers find their dollar goes considerably further here than where they're coming from.
How long does the buying process take?
From pre-approval to closing, typically 30–60 days once you're under contract. The search phase varies — some buyers find their home in a weekend, others take a few months. I'll work at your pace.
Do I need a buyer's agent? Isn't it free to work with the listing agent?
There's an important distinction worth knowing: in Florida, most real estate agents — including me — operate as Transaction Brokers, not traditional agents. That means I'm not legally your exclusive advocate the way a full-fiduciary agent would be; instead, I facilitate the transaction fairly for both sides. That said, I'm still fully in your corner as a buyer, and having your own representation is always the right move. The listing agent represents the seller's interests — you want someone focused on yours.
What is a Buyer Broker Agreement and why is it required?
As of August 2024, a signed Buyer Broker Agreement is legally required before I can show you any homes — no exceptions. It's a written agreement that outlines my services, the term of our working relationship, and how I'm compensated. Florida's default real estate relationship is Transaction Brokerage — meaning I'm not a traditional fiduciary agent acting solely in your interest, but rather a licensed professional who assists both buyer and seller in completing a transaction fairly and honestly. In practice, I'm still fully focused on helping you find the right home, negotiate well, and close smoothly. The difference is legal, not personal. I'll always be transparent about my role and what it means for you.
